How it works
Send us the boring numbers
Your last 40 or 50 jobs by postal code, your average invoice, how many quotes you win, and how much of your work comes from rental properties. That is enough to see where your growth really is.
Get a written plan with a ceiling
We tell you which searches, which buyers and which wards are worth the money, what it will cost each month, and the cost per lead at which we would stop and rethink.
Speak with the person who wrote it
There is no intake funnel and nobody reading from a script. Call, text or email; you'll talk to a senior strategist.

Waterloo buyers check your work before they ever see it. They open three tabs, read the one-star reviews first, look for a price range and notice when a website dodges the question. Waterloo.Marketing helps trades and home-service businesses sell into that kind of market, and into the rental side of it, where a single property manager can be worth more than fifty homeowners.
What makes this city different to market in
Waterloo is a mid-sized city with an unusual customer base. It had 121,436 residents and 47,040 occupied private dwellings in the 2021 Census, two universities, and a technology park on the University of Waterloo's north campus. That mix shapes how people buy services.
Two traits matter most for a trade:
- The buyer does homework. Many households here work in technology, research or education. They compare quotes, they expect a website to state facts, and they often prefer to text or email rather than call. A company that answers the obvious questions on its own pages starts ahead.
- A large share of homes are rented. Single-detached houses made up just under half of the city's occupied dwellings in that census, and apartments of every kind about a third. Somebody owns and maintains all those rental units, and that somebody hires trades on repeat.
So there are really two markets here: owner-occupiers who research carefully, and the landlords and managers who run rental stock. Most local trades market only to the first. Our areas page walks through how both play out ward by ward.
Who we work with, and what we don't do
We work with owner-led service businesses: plumbers, electricians, heating and cooling firms, painters, cleaners, flooring and drywall crews, appliance service, pest control, snow and property maintenance. If your customers are Waterloo households or the people who manage rental housing here, you're in the right place.
We plan and run the marketing, and we advise on pricing, positioning and where to grow. We don't hold a licence in your trade, we don't take jobs, and we don't install, repair or service anything. We also stay out of landlord-tenant questions: when your clients need tenancy guidance, that belongs with a lawyer, a licensed paralegal or the Landlord and Tenant Board, not with a marketing firm.
Five services, one plan
Each service has its own page on the services hub, with what's included and how we measure it:
- Marketing to landlords and property managers, the work most competitors skip.
- Local search and AI-answer visibility, for buyers who research in Google Maps, organic results and AI assistants.
- Google Ads with a cost ceiling, worked out from your own job value.
- Websites that answer the spec questions: price ranges, process, response time.
- Reviews and proof systems that a sceptical reader can verify.
Most clients need two or three of these, not all five. The plan says which, and why, and it names the services we'd leave out so you can see the reasoning rather than take it on trust.
The sum to do before you spend a dollar
Know your break-even cost per lead before you hire anyone, including us. Here is the arithmetic with round numbers you can replace with your own:
| Line | Example |
|---|---|
| Average invoice | $850 |
| Gross margin after labour and materials | 45%, so $382 |
| Share of leads that become paid jobs | 1 in 3 |
| Most you can pay per lead and break even on the first job | about $127 |
If a property manager sends you repeat work, the real number is higher, because one good relationship produces many invoices. That's why the rental side of the market can justify a different budget. Our pricing page shows what our plans cost against numbers like these.
Proof, stated carefully
Our published case studies are results from our HVAC work, which is where the group's portfolio started. CombiBoiler.ca reached 300% ROI and 300+ monthly leads, and BoilerPart.ca grew organic traffic by 180% with 2,000+ programmatic pages. They aren't Waterloo results and we won't dress them up as anything else; the results page explains what transfers to a local trade and what doesn't.

Waterloo, ward by ward: where the jobs are and how buyers differ
Frequently asked questions
What is Waterloo.Marketing?
It's a Canadian marketing and business consulting service for trades and home-service businesses in Waterloo, Ontario. It belongs to the Sedighi.ca and SAZ.ca group, which is headquartered in Vancouver, BC, and it's led by Ali Sedighi, MBA.
Do you do any of the actual trade work?
No. We aren't a contractor, a property manager or a referral service. We don't install, repair, clean or maintain anything, and we never resell your leads. Our job is the marketing and the business advice behind it.
What do you mean by rental-property services?
Trades and service firms whose customers are landlords and property managers: turnover cleaning, painting, plumbing, appliance and HVAC service, snow and grounds, pest control and similar work. We market those businesses to the people who hire them. We don't give anyone advice on tenancy law.
Why does a tech-savvy market change the marketing?
Because buyers here tend to compare several companies, read reviews closely and check whether your claims hold up before they make contact. Vague pages and stock promises lose those buyers; specific prices, process details and fast replies win them.
What does it cost?
Our entry plan is $1,999 monthly with no commitment, which falls to $1,499 monthly if you choose annual billing; Ontario's 13% HST is added. Ad spend is separate and is paid directly to the platform. Eligible trades businesses get a free 30-minute first consultation.
Is there a contract?
Plans run month to month with 30 days' notice to cancel. Annual billing is cheaper but optional. You keep ownership of your website, ad accounts and Google Business Profile either way.
